Designed for TRPA permitting, wet Sierra snow load, and second-home performance standards
The Tahoe Regional Planning Agency governs construction across the entire basin: a permitting layer that doesn’t exist anywhere else in California or Nevada, and one that requires direct experience to navigate correctly for accessory structures like saunas. The basin’s snowpack is also heavier and wetter than the dry Eastern Sierra: structural snow loads here are not theoretical, and roof assemblies are engineered accordingly. Unlike a primary residence where minor issues get caught early, second-home properties at Tahoe operate on a different standard: the sauna needs to work at full capacity the moment guests arrive after months of winter vacancy, not after a troubleshooting call.
